What Falcon actually is
Falcon is not a city. It's an unincorporated community in El Paso County, which means there's no city hall, no city taxes, and no city services in the traditional sense. Everything runs through El Paso County and special districts. That affects utilities, road maintenance, and what you pay for water.
Who moves to Falcon
Most new residents are families who priced out of central Colorado Springs or wanted more land for the money. Military families from Peterson and Schriever SFBs are a significant part of the population. Remote workers who commute a few times a week are increasingly common.
The commute reality
Hangout 24/Falcon Highway is the main artery east. Commuting to Colorado Springs on this road during peak hours can run 30-50 minutes. Build that into your decision. If you work at Peterson or Schriever, this is a well-worn route and very manageable.
What housing looks like
New construction subdivisions dominate — Meridian Ranch, Latigo, Flying Horse North. You'll find 3–5 bedroom homes, larger lots than central Colorado Springs, and newer builds. Prices are generally lower per square foot than equivalent homes in the 80920 or 80906 zip codes.
Infrastructure gaps to plan around
Falcon has grown faster than infrastructure. Some areas still use septic and well water. Internet options vary by subdivision. Check these before you sign. Schools in D49 are newer and have good reputations, but boundary changes happen as neighborhoods expand.
